Real Estate SEO Expert: What One Actually Does (and Whether You Need to Hire One)

Most real estate agents have been pitched an SEO package at least once. A company finds you on LinkedIn, promises "top of Google in 30 days," and asks for $800 a month. Half the time, you pay it. Rarely do you see the results.

The problem isn't that SEO doesn't work for real estate. It absolutely does. The problem is that most agents don't know what a real estate SEO expert actually does — so they can't tell the difference between someone who will move the needle and someone who will move their money.

This post is your decoder ring.

What a Real Estate SEO Expert Actually Does

SEO for real estate isn't the same as SEO for a restaurant or a law firm. It has its own quirks, its own keyword landscape, and its own competitive dynamics. A real estate SEO expert understands all three.

Here's what the job actually involves:

Keyword research with local intent. The most valuable search traffic in real estate isn't generic — it's hyper-local. Terms like "homes for sale in [city]," "living in [neighborhood]," and "[neighborhood] condos under $400K" are the ones that convert. A real expert identifies which of these your site has a realistic chance of ranking for, prioritizes by volume and difficulty, and builds a content strategy around them.

Competitive gap analysis. The dominant sites in your market — Zillow, Realtor.com, your top local competitors — are ranking for hundreds of keywords. A real estate SEO expert maps exactly which of those keywords your site doesn't show up for, then builds a plan to close the gap on the ones where you can actually win.

On-page optimization. This means making sure your existing pages are structured to rank. Title tags, meta descriptions, header hierarchy, internal linking, schema markup for listings and local business — all of it matters, and most real estate websites have none of it done correctly.

Content creation. This is where most of the long-term value lives. Neighborhood guides, market reports, buyer and seller guides, local news coverage — these are the pages that earn organic traffic month after month, long after you've stopped paying for clicks. A real estate SEO expert either writes this content or manages writers who do.

Technical SEO. Site speed, mobile usability, crawlability, Core Web Vitals — Google uses all of this to decide where to rank you. Technical issues are often invisible to site owners and devastating to rankings. An expert audits for these, prioritizes the biggest problems, and makes sure the fixes actually happen.

Link building. Links from other websites to yours are still one of the strongest ranking signals in existence. For real estate, the most valuable links typically come from local publications, community organizations, and vendor directories. Building these takes time and relationship work — not just blasting out link requests.

What Separates Real Experts From the Rest

The real estate SEO space is full of people who know how to sell SEO but not how to do it. Here's how you tell them apart.

Real estate SEO experts talk about specific keywords, not just "rankings." If someone promises to get you to "the top of Google" without specifying which keywords, that's a red flag. Rankings for terms nobody searches for mean nothing.

Real estate SEO experts show you the actual work product. Keyword research reports. Content calendars. Technical audit findings. Backlink acquisition records. If a vendor can't show you exactly what they've done and what it produced, they haven't done much.

Real estate SEO experts set realistic timelines. If someone promises results in 30 days, they're either lying or gaming some short-term tactic that will evaporate. Real SEO takes three to six months to see meaningful movement, six to twelve months to build sustainable authority. Anyone who tells you differently is selling something.

Real estate SEO experts can explain what they're doing in plain English. Ask them to walk you through their strategy for your specific market. If they drown you in jargon without being able to connect it to your actual business goals, that's a sign they don't understand the strategy themselves.

What SEO Looks Like for Real Estate Agents

Let's get concrete about what a working real estate SEO strategy produces over time.

In months one through three, most of the work is foundation-building: technical fixes, optimizing existing pages, launching the first neighborhood guides and market reports. You may not see ranking movement yet, but you're building the structure that makes everything else possible.

In months four through six, you start to see movement on lower-competition, long-tail keywords. A neighborhood guide starts ranking for "[neighborhood] homes for sale." A market report gets picked up by a local publication. Your Google Business Profile starts pulling more traffic.

In months seven through twelve, compounding kicks in. Well-optimized content builds authority over time. Internal linking spreads that authority across your site. You start ranking for your target terms and the organic traffic becomes something you can count on.

After year one, a well-executed SEO program produces a steady stream of organic leads that doesn't go to zero when you stop paying for ads. That's the return on the investment — but it takes that long to build it.

What It Costs to Hire a Real Estate SEO Expert

The range is enormous. At the low end, you'll find $300–$500/month packages that typically include a few blog posts, some basic reporting, and not much else. At the high end, full-service real estate SEO runs $2,000–$5,000+ per month for comprehensive keyword strategy, content production, technical work, and link building.

The sweet spot for most individual agents and small teams is $1,000–$2,000 per month with a provider who specializes in real estate and can show you their process. Below $500/month, you're usually getting commodity content that won't rank and technical work that's copy-pasted from a template.

The key questions to ask before signing:

  • What keywords are you targeting for my market?
  • What does your content production process look like?
  • How do you measure success and how often will you report on it?
  • Can you show me case studies from real estate clients in competitive markets?
  • What does the first 90 days look like?

If a vendor hesitates on any of these, keep shopping.

When It Makes Sense to DIY

Not every agent needs to hire an SEO expert. If you're just starting to build your online presence, the highest-leverage move might be to learn the basics yourself: set up Google Analytics and Google Search Console, claim and optimize your Google Business Profile, and start writing one genuinely useful blog post per week about your local market.

These three steps alone will outperform most $300/month "SEO packages."

The case for hiring expertise gets stronger when: you're in a competitive market where your competitors are already investing heavily in SEO; you don't have time to produce consistent content; or you've already hit the ceiling of what you can do yourself and need someone who can audit your technical setup and build a more sophisticated content and link strategy.

The Bottom Line

A real estate SEO expert is someone who understands both the mechanics of how Google ranks content and the specific competitive dynamics of real estate search. They do keyword research, optimize your existing pages, build out content that earns long-term organic traffic, fix technical issues, and acquire the links that build domain authority over time.

The results take months, not days. The good ones can show you exactly what they're doing and connect it to your business goals. The fraudulent ones sell you rankings on terms nobody searches for and disappear when you ask for specifics.

If you're evaluating your options, start by asking the questions above. The right partner will answer all of them without hesitation.
